Redevelopment of Mannheim-Pratt
A commercial development, which includes a mix of restaurants, including an Outback Steakhouse, First Watch Daytime Café, Five Guys Burgers and Fries, along with a recreational retail cannabis dispensary is planned at Mannheim Road and Pratt Avenue. The development also includes a new electronic message billboard.
Residential and Retail Development Planned near the Cumberland
Metra Station
Terra Cotta Partners is developing Cumberland Crossing, a residential/retail complex adjacent to the Cumberland Metra Station which calls for 348 residential rental units, 2,000 square feet of commercial development, and improvements to the Golf/Wolf intersection. The City granted preliminary approval for the development in spring of 2021 and is expected to consider final approval in 2022.
125 Townhomes Planned for 11 Acres in Oakton Corridor
Halston Market, a project proposed by M/I Homes, received preliminary plat approval from the City Council in October 2021. It’s an 11-acre redevelopment of a long-vacant site just north of Oakton Street and west of Lee Street. The project consists of a mix of two- and three-bedroom townhome units, 125 in all. Assuming final approval of Council, construction is expected in 2022 with occupancy in 2023.

Rivers Casino Expansion Project
Rivers is adding 78,000 square feet between the existing casino building and the recently enlarged parking garage on the north side of the property. The space will include 725 additional slot machines and table games and add 700+ new parking spaces.

New 160,000 SF Class-A Industrial Building Proposed
A brand-new Class-A industrial building, located at 1600-1700 Sherwin Avenue, is proposed for an existing industrial site at 1600-1700 Sherwin Avenue. The property will be redeveloped to construct a new 160,000 square foot industrial building on three parcels totalling 7.8 acres in size and will be equipped with over 30 exterior docks, two drive in doors, and more than 160 off-street parking spaces.

Bayview-Compasspoint is Largest Downtown Redevelopment Project in Recent Memory
The southeast corner of Ellinwood Street and Graceland Avenue is experiencing a redevelopment renaissance with a brand-new, luxury mixed-use development. This 1.9-acre development takes advantage of a strategic downtown location that is adjacent to the downtown Des Plaines Metra platform and just steps from shops, restaurants and the Des Plaines Theatre. The new mixed-use building will entail 212 luxury rental units, over 10,000 square feet of restaurant prepped space, over 400 indoor parking spaces and world class amenities.
In fact, this project will introduce a series of amenities spaces that is not present in the downtown district including: over 20,000 square feet of green roofs and terrace spaces, a third-floor pool, a collaborative business center, a seventh floor Sky Lounge, a dog spa with an outdoor dog run, a yoga studio, a cycling and fitness studio, indoor bicycle storage and a media lounge. This development is under construction with anticipated occupancy by 2022.

Longtime Des Plaines Business Expands Their Headquarters
Wheels Inc., the world’s largest vehicle fleet management company, announced a major renovation and expansion of their sprawling 18-acre campus that is abutting the Des Plaines River.
Currently, Wheels Inc., employs 750 workers out of their Des Plaines campus, but they will be adding even more jobs and adding over 18,000 square feet of modern office space and employee accommodations.

First Data Center in Des Plaines Announced
The property that formerly housed Hart Schaffner Marx will now encompass a $75,000,000 data center facility. Iron Mountain plans a two-phase, 330,000 square foot data center on the 13-acre parcel located at the northwest corner of Touhy and Maple Avenues.
Although construction is delayed, this project will be the first data center in Des Plaines and will create up to 50 new jobs. Data centers are an emerging sector in industrial development. These facilities securely house servers to assist technology companies with operating their websites and serve as back-up sites for information. Note, Hart Schaffner Marx was successfully saved and relocated elsewhere in Des Plaines which retained 400 manufacturing jobs.

New Hotel Catering to the O’Hare Airport Traveler
A new Fairfield Inn and Suites by Marriott will complement the existing Wyndham Hotel and Longhorn Steakhouse at the northwest corner of Touhy Ave and Mannheim Road. The new 136 room hotel is just minutes from O’Hare International Airport and will cater to the business and travel community.

A New Mixed-Use Commercial Development Continues Making Progress – The Orchards at O'Hare
A new eight-acre development called ‘The Orchards at O’Hare’ is currently under construction at the northeast corner of Mannheim Road and Higgins Road, which is near the front doors of O’Hare International Airport.
Holiday Inn and Suites, Which Wich Sandwiches, Dunkin Donuts and BP Gasoline all recently opened to the public. This development will be further enhanced as a Panera Bread and Pita Pita Restaurants will be open soon. This development will serve the millions of travelers, guests, workers and residents who travel through this busy intersection annually. This site also takes advantage of the close proximity to Allstate Arena, abutting Class-A office buildings and to Interstate 90.
